This revelation comes amidst a notable surge in the number of international buyers seeking a charming retreat in the sun-kissed region. However, for those constrained by budgetary limitations, the glamorous enclaves of Marbella and the increasingly popular Estepona remain largely out of reach.

Fear not, for a plethora of picturesque pueblos exist, offering homes at remarkably lower prices. According to the latest statistics, Velez Blanco in Almeria emerges as the most economical town, with an average property price of €397 per square meter—approximately €1,900 below the regional average. This quaint town is renowned for its majestic hilltop castle, which presides over the Roman-style village below, providing a stunning backdrop for potential homeowners.

Velez Blanco ranks as the fourth most affordable town in all of Spain, trailing only Almaden in Ciudad Real (€344/m2), Alcaudete de la Jara in Toledo (€357/m2), and Malagon, also in Ciudad Real (€395/m2). Property prices in Velez Blanco span a wide spectrum, ranging from a mere €16,000 to a staggering €695,000, with the lower-end options often requiring significant renovations.

Home to a modest population of 1,914 residents, Velez Blanco is nestled in northern Almeria, within the scenic region of Los Velez, and is conveniently located near the border with Murcia. Additionally, it lies within the breathtaking Sierra de Maria-Los Velez Natural Park, adding to its allure.

As of July, the average property price in Andalucia has reached €2,204 per square meter, reflecting an 8.7% increase year-on-year. Notably, Velez Blanco stands alone as the only town in Andalucia with an average price below the €400 per square meter threshold. Other locations that fall under the €500 per square meter mark include the Cordoba towns of Moriles (€401/m2), Peñarroya-Pueblonuevo (€404/m2), and Villanueva de Cordoba (€409/m2), along with Macael (€439/m2) in Almeria and La Carolina in Jaen, which boasts an average price of €469/m2. 

In summary, while the allure of coastal luxury may be tempting, those with an eye for value and a taste for the charming rusticity of Andalucia will find ample opportunities in its lesser-known towns.
