Variable rate mortgage rates are expected to decrease in the near future, as the one-year Euribor, a key indicator in Spain for calculating financial figures, has dropped to 3.503% as of Wednesday. This marks the lowest level since March 2023, leading experts to predict further decreases that will eventually translate into lower mortgage rates for consumers. The average Euribor rate for July has fallen to 3.57% after five consecutive months of decline, making this week's rate the lowest of the year.


Potential Drop in Mortgage Rates in Spain Brings Good News for Homeowners

In June, the Euribor had an average rate of 3.65%, starting the year at 3.609% in January before rising to 3.671% in February and 3.718% in March. However, the indicator began a downward trend thereafter amid expectations of interest rate cuts in Europe. It dropped to 3.703% in April and remained at 3.680% in May. If the Euribor closes July at around 3.57%, consumers with variable-rate mortgages that are reviewed annually can expect cheaper payments compared to July 2023 when the rate was at 4.149%. Additionally, the average rate for July is likely to be lower than the 3.609% recorded in January.

Last month, the European Central Bank (ECB) reduced interest rates for the first time since March 2016, lowering the rate by 0.25 points to 4.25%. This move was well-received by investors and mortgage holders. The ECB has indicated that it will continue to monitor inflation levels to determine if further rate cuts are necessary. The recent monthly meeting of the ECB on Thursday maintained the rate at 4.25%, keeping the door open for potential future adjustments depending on economic conditions.

The decreasing Euribor rates and the ECB's recent interest rate cut are positive signs for consumers with variable-rate mortgages, as they can expect lower payments in the coming months. It will be important to monitor the Euribor trends and ECB decisions to stay informed about potential changes in mortgage rates.
