While rentvesting may seem like a smart way to navigate the property market, there are risks associated with this investment strategy that should be carefully considered.

One of the key challenges of rentvesting is that not all properties appreciate at the same rate. Typically, the properties available to rentvestors are more affordable houses in regional areas or apartments in the city. However, both regional housing and city apartments tend to appreciate at a slower rate than inner-city houses, potentially making it difficult for rentvestors to achieve their desired property ladder climb. Additionally, investments made by out-of-town buyers often yield lower returns compared to investments made by locals, as they may lack knowledge of local market trends and face challenges in monitoring their investments from a distance.

Investing in property also comes with various costs that can impact overall returns. While the return on equities has outperformed housing in recent years, borrowing to invest in property is often easier than borrowing to invest in stocks due to the leverage that property investments offer. However, property investors face additional costs such as capital gains tax, higher interest rates on mortgages, insurance fees, property management costs, and maintenance expenses. Negative gearing, a tax strategy that allows investors to deduct losses on their property against other income, may not always provide significant benefits, particularly for individuals with lower incomes.

The impact of rentvesting on housing affordability in Australia remains a topic of debate. While rentvestors may contribute to the rental market by occupying one property and leasing out another, their choice of rental and investment locations can have implications for housing supply and demand. Rentvestors who rent in crowded inner-city areas while investing in regional properties could potentially worsen affordability in both markets. However, if rentvestors eventually move up the property ladder by selling in regional areas and purchasing in the city, this effect may be reversed.

Rentvesting is not a one-size-fits-all solution to Australia housing market challenges. Potential investors should carefully weigh the benefits and risks of property investment, considering alternative options such as purchasing a home upfront. Rather than solely relying on rentvesting as a strategy, efforts to increase housing supply should be prioritized to address broader affordability issues in the market.
