In January 2025, the Spanish real estate market exhibited a notable surge in the pricing of second-hand housing, with an average increase of 15.77%, as reported by the esteemed real estate portal, pisos.com. The Balearic Islands have once again asserted their dominance in the real estate hierarchy, boasting the highest average price at a staggering 5,025 euros per square meter for second-hand homes. This figure eclipses the national average by approximately 1,500 euros, positioning the Balearic Islands as the most expensive autonomous community in Spain. Following closely is the Community of Madrid, where the average price stands at 4,668 euros per square meter.
Conversely, the more economically accessible regions include Extremadura, with a modest average of 960 euros per square meter, followed by Castilla-La Mancha at 1,008 euros and Castilla y León at 1,380 euros.
