The Cost of Renting: A Barrier to Homeownership
Explore the challenges faced by tenants in England, who could potentially spend £150,000 on rent before purchasing a property. Learn more here.
The financial burden faced by many tenants continues to be a significant challenge, with recent research indicating that they could potentially spend a staggering £150,000 on rent before being able to purchase their own property. These alarming figures are based on the average age of a first-time buyer being 37 years old, and the average tenant in England renting for approximately 18 years before becoming a homeowner.
The calculations, conducted by letting platform Goodlord, are based on their own rental values, which average at £699 per person monthly over the past year, and £1,167 per person for those residing in London. This equates to a potential total of £151,009 spent on rent over 18 years for the average tenant, with London residents facing an even higher cost of £252,042 before being able to step onto the property ladder.
The rising cost of rent, coupled with the overall increase in living expenses, has made it increasingly challenging for individuals to save up for a deposit or mortgage, resulting in a growing reliance on financial support from family members. The issue is particularly pronounced in areas with high housing costs, such as London and the South East, where many individuals are forced to rent for longer periods or indefinitely.
While renting offers flexibility, the lack of certainty and the desire for homeownership, especially for those looking to start a family, remains a strong aspiration for many. The need for increased availability of affordable housing options, both for rent and purchase, is crucial, and should be a priority for the government to address this pressing issue.
The financial strain faced by tenants in the current housing market highlights the urgent need for more affordable housing solutions to help individuals achieve their goal of homeownership and alleviate the burden of excessive rent payments.
