To secure a rental, tenants are forced to go to great lengths. Some have to pay an enormous 12 months' rent in advance, request a higher rate than the landlord is asking, or accept burdensome background and job checks. Unfortunately, skyrocketing rents are the result of high demand and a dwindling supply of rental properties in London. The average rent in the city has soared to a record-breaking £952 (approximately $1,200) per month, leaving even middle-class Londoners struggling.

Landlords have passed on the costs of rising mortgage rates and other cost-of-living pressures onto tenants, either selling their homes or raising rents. This has only made the already tight rental market even more challenging for people trying to find a place to live.

The UK Office for National Statistics (ONS) recently released data on consumer price inflation rates in February 2023, showing that the rate has sharply increased to 10.4%. This figure is higher than both the 10.1% recorded in January and the 9.9% forecast by the Bank of England (BoE) and economists surveyed by Reuters. In just one month, prices increased by 1.1%, which is almost double the 0.6% increase forecast by analysts.

This high inflation rate affects everyone in the UK, but it is hitting the poorest households the hardest. Food price inflation, in particular, is accounting for a larger share of household spending. With inflation in the UK still five times above the BoE's price stability target of 2%, it remains significantly higher than inflation rates in all other G7 countries.

Immigrants, who may be new to the UK's rental market, may find it particularly challenging to compete for a property in London. But they are not alone in their struggles, as residents who have lived in London for their whole lives are also facing these same issues.

The UK government needs to take action to tackle the rental market crisis in London and prevent it from getting even worse. Otherwise, the most vulnerable members of society will continue to be left behind.
