The rental market in Portugal has seen significant changes over the past year, with a 75% increase in the supply of rooms for rent. According to data analysis from idealista, room prices have also risen by 15%, with the median cost now standing at 425 euros per month.
Analyzing data from 18 district capitals, it is evident that the supply of rooms for rent has increased in almost all cities. Castelo Branco stands out with a tripling of room stock, while cities like Bragança, Santarém, and Lisbon have seen a doubling of available rooms in just one year. Other cities with a notable increase in room availability include Ponta Delgada, Porto, Coimbra, Viana do Castelo, Braga, Viseu, Évora, Faro, Aveiro, and Setúbal.
Despite the increase in room supply, prices have continued to rise across most cities. Ponta Delgada experienced the highest increase at 42%, followed by Castelo Branco, Santarém, Funchal, Bragança, Leiria, Lisbon, Viseu, and Viana do Castelo. On the other hand, cities like Faro and Setúbal saw stable room prices, while Vila Real and Guarda experienced a decrease in rents.
Lisbon remains the most expensive city for renting rooms, with an average cost of 545 euros per month. Porto, Ponta Delgada, Castelo Branco, Santarém, Funchal, Viana do Castelo, Coimbra, Braga, Évora, Aveiro, Faro, Setúbal, and Leiria follow as the next most expensive cities. On the other end of the spectrum, Guarda offers the cheapest rooms for rent, followed by Bragança, Vila Real, and Viseu.
