Alquiler Seguro Asset Market (ASAM), the Real Estate Investment Trust (REIT) affiliated with Spain-based rental proptech leader Alquiler Seguro, has increased its share capital to €5 million following the issue of 135,218 new shares. The capital increase adds €1,352,180 to the company’s base, reflecting growing confidence in Spain’s rental housing sector and Alquiler Seguro’s scalable business model.

The new ordinary shares, each with a par value of €10 and an issue premium of €1.11, have been officially added to the BME Scaleup stock market. BME Scaleup caters to high-growth companies demonstrating a proven business model during the early development phase, and Alquiler Seguro’s inclusion signals robust growth ambitions for the rental-focused proptech.

Strengthening Debt and Working Capital

According to Alquiler Seguro, the capital increase was executed by offsetting liquid, overdue, and payable credits – a strategy that helps streamline ASAM’s financials. The transaction has been underwritten and fully paid up by Alquiler Seguro itself, ASAM’s sole shareholder. The offset loan derived from a €2.3 million facility originally extended to ASAM by Alquiler Seguro in December 2024.

With this move, the firm compensates loans totalling €1,502,271.98 (nominal plus share premium), which it claims will allow ASAM to “continue improving its debt ratio and working capital.” This improved financial position is critical as the REIT plans for future expansion and strengthens its base for new investment rounds.

Preparing for Larger Capital Increases

The current capital increase is a prelude to a much larger upcoming financial operation. ASAM has obtained approval for a future capital increase of up to €23,719,340, as resolved last May. When combined with the latest share issue, this demonstrates Alquiler Seguro’s sustained commitment to growth and financial stability.

The company notes that the loan offset has been conducted under the same financial terms and share premiums that future investors can access. The total outlay for this operation consisted of €1,352,180 in fresh capital and an additional €150,091.98 covering the aggregate share premium.

Outlook for Spanish Proptech and Rental Markets

This latest capital boost empowers Alquiler Seguro to enhance its service offering and expand its assets under management, at a time when demand for professionalized rental solutions is accelerating across Spain’s major urban centres. As the company continues to innovate in digital property management and tenant services, the improved capital base positions it well for future listings and large-scale investment.
