Housing Market Shake-Up: New Zealand House Prices Decline, Is a 'Brake' Coming?
New Zealand's housing market has been grappling with a prolonged period of decline, with property prices continuing to slide for the past 15 months, according to property data firm CoreLogic. This persistent downward trend comes despite the anticipation of peaking interest rates.

In June, property values recorded a 1.2 percent drop compared to May, marking the fifteenth consecutive month of decline. When compared to the previous year, house prices were down by a significant 10.6 percent.
The combination of rising home loan interest rates and a slowdown in the country's economy has deterred potential buyers, resulting in a sharp decline in property prices over the past year and a half. The Reserve Bank of New Zealand's decision in May 2023 not to further increase the cash rate has provided a glimmer of hope for a possible turnaround in the housing market in the latter half of the year.
Experts believe that factors such as limited housing supply, coupled with high net immigration, relaxed credit requirements, and signs that mortgage rates have reached their peak, will likely support demand and potentially lead to a moderation in the rapidly soaring home prices.
However, despite the ongoing decline in prices, the average value of real estate has only reverted to mid-2021 levels. This means that many New Zealand residents still find homeownership financially unattainable, even at this relatively lower price point.
Considering these factors, it seems highly unlikely that there will be a sudden surge in demand or a dramatic increase in property prices. The market is expected to gradually stabilize as economic conditions improve and buyers regain confidence in the real estate sector.
