The asset management firm has recently unveiled a series of four substantial acquisitions, accompanied by a secured purchase agreement, on behalf of its Alpha Opportunities II fund. This strategic maneuver not only exemplifies the firm’s agility in navigating a landscape marked by valuation recalibration but also underscores its commitment to seizing opportunities as they arise.

Successful Fundraising and Targeted Investment Strategy

The Alpha Opportunities II fund successfully concluded its fundraising efforts in June 2024, amassing an impressive equity amount of €110 million. This influx of capital empowers the fund with a formidable investment capacity of €250 million, augmented by bank leverage. Such a robust financial foundation enables Mata Capital IM to deploy an ambitious value-added strategy, meticulously focused on value creation through targeted restructuring and space optimization.

A Diversified Portfolio Primarily in Paris

To date, the fund has secured five assets, with four now firmly integrated into its portfolio. These acquisitions reflect a strategy characterized by both geographical and typological diversification. In the 17th arrondissement of Paris, the fund has procured a mixed-use complex slated for comprehensive restructuring, aiming to achieve an impressive 4,400 m², seamlessly integrating high-end office spaces and residential units, complete with a verdant rooftop. Meanwhile, in the 9th arrondissement, an office building exceeding 2,000 m² is poised for transformation into a premium head office, boasting breathtaking views of the iconic Sacré-Cœur. Additionally, the portfolio has been enhanced by a collection of retail spaces situated at the base of a building in the 11th arrondissement, totaling 1,174 m². This acquisition promises an attractive return, with reversion potential that has already begun to materialize.

Strategic European Expansion

The fifth acquisition, currently under promise, involves a “typical building” of nearly 2,000 m² in Hamburg, marking the fund’s inaugural foray into the German market. This transaction, facilitated by the group’s local presence, exemplifies Mata Capital IM’s strategic intent to leverage repricing opportunities within a market characterized by robust fundamentals.

ESG Commitment at the Core of the Strategy

The Alpha Opportunities II fund is committed to integrating environmental and social criteria into its investment strategy, in alignment with Article 8 of the SFDR Regulation. The real estate restructuring initiatives undertaken aim to secure environmental labels and certifications, thereby addressing the escalating expectations of investors regarding corporate social responsibility (CSR) impact.

Outlook and New Vintage in Preparation

Building on the success of Alpha Opportunities II, Mata Capital IM is poised to launch a third vintage before the close of 2024. The management company, now comprising 35 professionals and overseeing €2.2 billion in assets under management, reaffirms its ambition for growth while adhering to a selective and rigorous investment approach.
