A recent study conducted by the property portal Idealista has unveiled the most affordable and the most expensive real estate cities in Spain for renting a room in a shared house. The analysis focused on the average monthly rental costs across all provincial capitals during the second quarter of 2024.

Leading the pack is Barcelona, where the average monthly rent for a room stands at a staggering €565. Following closely are Palma de Mallorca and Madrid, both with an average of €500, while San Sebastian, a picturesque coastal city, comes in at €450. 

In a tie for fifth place, four cities—Malaga, Pamplona, Santa Cruz de Tenerife, and Bilbao—each report an average rental price of €400 per month. Not far behind is Valencia, where the average room rental price is €395.

For those on the hunt for budget-friendly options, Jaen emerges as the cheapest provincial capital in Spain, with an average bedroom rental cost of just €210 per month. Hot on its heels are Palencia at €217, and both Zamora and Ciudad Real, each clocking in at €220.

When it comes to the cities experiencing the most significant price hikes, Caceres takes the crown with a remarkable 27% increase in rental costs during the second quarter of this year. Following closely are Ceuta and Palma de Mallorca, both witnessing a 25% surge in average room rental prices.

Among the major markets, after Palma, the most substantial increases were observed in Alicante (16%), Barcelona (13%), Madrid (10%), Valencia (8%), San Sebastian (7%), Malaga (5%), and Bilbao (5%). 

In summary, whether you're looking to splurge or save, Spain's rental landscape offers a diverse array of options, with some cities making your wallet feel lighter than others.
