According to Alfa Inmobiliaria, a real estate network with 115 agencies across Spain, the number of individuals looking to buy properties in rural areas has doubled over the past two years. This change can be attributed to various economic and sociological factors, as well as the increasing trend of remote work.

As a result of this growing demand for residential properties in rural locations, Alfa Inmobiliaria has observed a rising interest in establishing real estate agencies in previously overlooked areas. The most sought-after regions, with properties starting at €45,000, include Madrid's Sierra Norte and Catalonia's Garrotxa region. These areas are well-connected to major cities like Madrid and Barcelona, offering residents the opportunity to enjoy a quieter lifestyle surrounded by nature while still having access to essential services and infrastructure for commuting.

The trend of relocating to Spain’ villages and small towns has now extended to regions such as Castile-La Mancha, Extremadura, and Andalusia, which are experiencing a resurgence in interest from buyers. These areas, which were once in decline, now present buyers with the chance to purchase spacious homes in rural settings rich in history and culture.

In terms of pricing, Alfa Inmobiliaria notes that properties ranging from 100 m2 and priced between €45,000 and €100,000 are available in these sought-after regions. With a budget of €45,000, buyers can find options in rural areas or small towns with populations under 2,000. As the budget increases, buyers have access to larger properties with additional features such as gardens, garages, or terraces.

Furthermore, the real estate network has observed a trend where properties purchased for around €40,000-€45,000 are renovated and resold for double the amount, often to international buyers. This indicates a potential investment opportunity for those looking to enter the real estate market in Spain.

The demand for housing in Spain is shifting towards rural areas, driven by factors such as remote work opportunities and the desire for a quieter lifestyle.
