Three-bedroom apartments are Spain’s fastest-selling homes; 37% spend less than a month on market. British buyers lead foreign purchases, boosting Costa del Sol penthouse demand.

Spain’s property market is showing a clear preference for three-bedroom apartments, which are shifting faster off the market than other housing types. Recent data show 37% of three-bedroom properties spent less than one month for sale — underlining strong demand from both domestic and international buyers.

British buyers remain the largest group of foreign purchasers, accounting for 13.6% of all international sales. In the first half of 2025 alone, UK nationals bought 5,371 properties in Spain, with the Costa del Sol and Costa Blanca among the most popular locations. The average price paid by foreign buyers in that period reached a record €2,417 per square metre, reflecting sustained interest in high-quality coastal and resort properties.

Andalucía stands out within the market: sales of newly built properties rose 35.8% year-on-year in Q3, compared with a more modest 11.4% increase in resales. That gap points to buyer preference for modern, energy-efficient homes — a trend driven by lower running costs, updated layouts and contemporary designs that appeal to families and long-stay holidaymakers.

Three-bedroom penthouses on the Costa del Sol are particularly well positioned to capture this demand. They offer many advantages over other apartment types — better views, increased natural light and often larger terraces — making them attractive as either second homes or primary residences for buyers seeking lifestyle upgrades. Proximity to golf courses, beaches and local amenities further boosts their appeal, and demand is expected to remain high into 2026.

What this means for sellers and buyers

•   Sellers: Three-bedroom units and newly built apartments can command faster sales if priced and presented correctly. Highlight energy-efficiency features, outdoor space and proximity to transport or leisure facilities to attract international buyers.
•   Buyers: For Brits and other foreign buyers looking for balance between comfort and practicality, three-bedroom apartments—especially penthouses—offer space for family visits and flexible use as holiday lets or long-term homes. Expect competition in prime Costa del Sol and Costa Blanca areas.

With foreign demand strong and new-build attractiveness increasing, three-bedroom apartments and coastal penthouses are likely to remain sought-after categories through 2026. Buyers should prepare for competitive markets in top locations, while sellers can benefit from higher liquidity and quicker turnaround for well-positioned homes.
